1121 Hennepin, AKA: Butcher & Boar Restaurant

1121 Hennepin was originally a one story office building with underground parking built in 1953 to house a family owned business that planned to expand to three floors.  Realsolve has provided real estate consulting, brokerage and leasing services for other family owned  properties for many years and in 2003 was tasked with leasing the property while researching the possibility of higher and better uses and eventually sale of the site to a developer or user.  After several iterations of potential use scenarios, RealSolve closed a sale on behalf of the prior owner in 2008 with the current owner/developer of what has become the Butcher and Boar Restaurant.  Throughout the process, RealSolve provided multi-level consulting and negotiation support to help both sides get through challenges with financing and final approvals. Realsolve feels honored have been part of the creation of this excellent landmark restaurant facility.  For more information about the services RealSolve provided for this project contact Barry at 651-415-1363...

Internet Exchange

Realsolve had provided leasing and consulting services to the Internet Exchange Bldg ownership for over 30 years as it went through several transitions from warehouse storage to it's final use as a highly successful, technology focused loft office building with multiple profit centers including a large surface parking lot and Internet backbone facility that serves downtown Mpls. In late 2013, RealSolve was tasked with developing a plan to lease the building to a higher level of occupancy and floor rent and assist ownership in creating and capturing a significant premium sale value commensurate with the high values appearing in the North Loop.  RealSolve was successful in accomplishing all assignment elements and closed a cash sale at a high premium price under terms and conditions allowing for a successful 1031 exchange for other property  in early 2016.  For information about the history, assignment and services provided in this successful development evolution, final sale,  and transition to other property on behalf of the client , contact Barry at 651-415-1363.
